Imagine Frank Lloyd Wright’s Fallingwater, with collapsed floors and a 4-foot hole in the roof. Inside, pencils, rulers and architectural drawings sit on tables, abandoned. Snakes slither across the floor. If you saw Lynn Hall about 13 years ago, you might have thought you’d stumbled upon a post-apocalyptic version of Wright’s masterpiece, located about 150 miles to the northeast in Port Allegany, Pa. In fact, the four-bedroom, roughly 6,385-square-foot house was the creation of Fallingwater’s chief contractor and stonemason, Walter Hall, according to the National Register of Historic Places. The property was later used as architectural offices by Hall’s son, R.V. Hall. But by the time Gary DeVore purchased the estate from the Hall family in 2013, it was decaying. “The strangest thing is, it’s like the day that the architect died, it’s like people just walked out,” said DeVore, who has purchased and renovated several historic homes. “The desks were there, the files were there, the drawings were there, but there was just dust accumulation.” Because the scope of the renovation exceeded his funds, DeVore sold the house to Florida residents Adam Grant and Rick Sparkes for $250,000 in February 2017. Some eight years and roughly $1.5 million later, the renovated estate has restored tapestry stonework and sleek mahogany finishes. The completed estate, which also has a two-bedroom cottage, is now for sale asking $2.75 million. Lynn Hall was built in 1935, a year before Fallingwater broke ground, according to the National Register of Historic Places. The venue, located on about 9 acres in the Pennsylvania Wilds near Allegheny National Forest, frequently hosted holiday parties, events and dinners. Walter, who added to the house over time, lived there with R.V. and his family. Like Fallingwater, Lynn Hall has staggered, flat roofs and a small waterfall integrated into its design, said Piper. When one of Walter’s workmen joined Wright’s apprenticeship program, the Taliesin Fellowship, in 1935, Wright became interested in Walter’s work, and asked him to work on Fallingwater, according to the National Register. “He’s very intrigued by the fact that, ‘Here’s somebody who is demonstrating some skill in concrete-slab construction like I want to do at Fallingwater,’” said Piper. Over the time they worked together, however, Walter and Wright’s relationship was at times contentious, and Fallingwater was their only collaboration, said Piper. When he died in 1952, Walter left Lynn Hall to R.V., an architect, who closed the restaurant. R.V. died in 1981, and as the house passed through the family, it fell into disrepair, said Walter’s granddaughter Susan Hall Wheeland. When DeVore bought the property, the stone exterior was covered with moss, he said, and the house surrounded by massive pine trees. “On the first floor, the electrical room – the entire room – was encased in ice,” he said. He and his wife, Susan, salvaged architectural drawings and correspondence with Wright. They cleaned out debris and began raising awareness about the property, hoping someone with deeper pockets would save it. When they arrived, “the side of the building was collapsing, and it just looked really bad,” said Grant, 57. “We seriously considered just driving away,” said Sparkes, 61. But not wanting to be rude, they took the tour. When they walked inside, they fell in love despite the decay. “We walked in the front door and literally just got chills,” said Grant. “I mean, it smelled. It was disgusting, but it had all the elements of just organic architecture.” Sparkes and Grant moved into the cottage on the property while redoing the plumbing and electrical on the main house. Now, they also rent out Walter’s original bedroom area, his son’s apartment addition, and the cottage on Airbnb. “I think the most enjoyment we got was seeing local people who had no idea what this architecture was about, but were curious,” said Grant. “And once they left here, seeing them walk away converted and with the knowledge that this was part of their heritage and that it was important.” Sparkes and Grant are looking for a smaller project closer to the coast. Cass Zielinski of Piatt Sotheby’s International Realty has the listing, which is the most expensive property on the market in the area. Cass is marketing the property to buyers around the U.S. and internationally, and believes the buyer is likely to be a collector of properties with architectural significance.
